Quirky Style, 3 level, holiday house overlooking Smiths Beach, in a court with the surf only a stroll away.
Very interesting country style decor in this family holiday house, situated so close to the surf! Wifi and plenty of parking.
Upstairs has a lovely lounge with coonara fire (purchase own wood) and air conditioner for those summer days, fully equipped kitchen (with Delonghi Nespresso Coffee Machine) and dining area. Free wifi.
2 great decks open up off the upstairs area.
The middle level has the king size bedroom with adjacent bathroom and separate toilet.
Downstairs has 2 bedrooms and an extra reading nook/TV room.
The laundry, combined with a bathroom has a front loading washing machine, shower and toilet.
3 bedroom, 2 bathroom house with decks overlooking nature reserve.
Enclosed cottage garden. The garage is not for guests use.
Unlimited WiFi.

Bedroom 1 : 1 x king bed with en suite and TV.
Downstairs:
Bedroom 2 : 1 x Queen bed
Bedroom 3 : 2 x King single beds

NOT PET FRIENDLY, as the nature reserve is just over the fence.
This property includes all linen and beds made up - This is charged at $120.00 in total.

GUEST TERMS AND CONDITIONS/HOUSE RULES/STRICTLY NO SCHOOLIES NO PARTIES!
GUESTS upon booking MUST advise ages of all guests. STRICTLY no Schoolies, Bucks Parties, Hens Parties. It is a requirement of our owners to obtain ages and number of guests staying at this property. All guests must be 25 years of age or older unless accompanied by an adult, guardian or parent. If the accompanying guardian is not present, we can evict without refund. The host reserves the right at any time to cancel or not proceed with a booking that does not meet these requirements.

This property does not have any policies, procedures or resources in place to accommodate the unique needs of school graduates during the annual 'Schoolies Week' period. It does not have adequate resources to engage qualified security personnel to guarantee the safety, comfort and convenience of school graduate guests during this period.
If at any time we find you are accommodating more people than you have booked for, you will be evicted immediately and extra charges may apply. All bookings are subject to owner confirmation and approval.

You will be required to sign The Guest Registration Form and provide us with a copy of your Drivers Licence & Credit Card prior to your arrival OR on check in.

NON SMOKING POLICY: applies to all of our holiday rental properties both inside and outside the property - extra cleaning charges may apply for any butts found on the property.

Bookings - are accepted by First National in good faith as agents for the property owners. Bonds: Some properties charge a guest bond.

CANCELLATION POLICY
Upon booking a 50% deposit is payable immediately.
The total balance is payable 30 days prior to arrival.
Cancellation requests before the 30 days of arrival - 50% deposit will be refunded
Cancellations less than 30 days prior to arrival – No money will be refunded

KEY COLLECTION - All keys must be picked up and must be returned to our office in Cowes. You will be required to sign The Guest Registration Form and provide our office with a copy of your Drivers License & Credit Card prior to your arrival OR on check in.
AFTER HOURS KEY COLLECTION MUST BE ARRANGED WITH US THE DAY BEFORE ARRIVAL.

    A very much loved and quirky house. Had everything we needed and was very close to the surf beach. We really enjoyed it. It's not a house for anyone with hip or knee issues though as there's a lot of stairs.

    Great property and great stay. Key pickup annoying in this day and age, keypad with pin changed daily makes sense. Only negative is power outage common in area we were told by neighbours (particularly on hot days as was labour day weekend) so not sure if owner can improve on that but very frustrated to have the hottest night in 20 years with no power from 4pm - 1 am. Thus no A/C, no power fan, no fridge. Maybe a battery operated fan may be purchased. But just on that there were no candles with any wax thus apart from food loss we also had to drive to a shopping centre to get candles. So maybe owner could supply candles if such events are a frequent occurrence (which neighbours stated they are). The torch was handy but the second touch went flat very quickly. But this was the only whinge in an otherwise wonderful accommodation experience. Actually, one more whinge, ALL the hire sites state in capital letters that there is NO Linen, when the site should be upgrade to say YES Linen. Annoying to pack bags of linen that are not required. Again, minor complaints in a great stay.

We keep coming back because the house has everything you need including breakaway spots to accomodate a variety of needs and is less than 5 minutes walk to Smiths Beach.     This is the 3rd year in a row we have stayed here during the Xmas holidays, it’s a fantastic spot with a short walk to Smiths beach.
    The house itself has a very relaxed beach feel with ample room and living spaces.
